Who is Anglo Siam Legal, and where are you located?
Anglo Siam Legal is a multinational firm of English-speaking Thai lawyers, international solicitors, barristers, accountants, and consultants. We operate under a unique Alternate Business Structure (ABS) allowing us to collaborate with regulated law firms globally.

Do you have native English-speaking legal professionals?
Yes. Our CEO and Foreign Affairs Client Manager is a fully qualified, practicing British Lawyer and Duty Lawyer (England & Wales). We also have inhouse Thai Lawyers and barristers and translators. We bridge the gap between Western legal expectations and Thai statutory laws, ensuring clear, jargon-free communication.

What are your consultation and billing structures?
We pride ourselves on transparency. For standard legal matters, we operate primarily on a fixed-fee basis. For custom legal advice, we offer clear hourly structures:
- Initial Consultation (Thai/English-speaking lawyer): ฿1,500 for 30 minutes / ฿3,000 per hour.
- Initial Consultation (British lawyer/International manager): ฿1,500 for 30 minutes / ฿3,000 per hour.
Note: If you retain our firm to handle your case after your initial consultation, the consultation fee is typically deducted from your final professional fee. Consistent with Western legal standards, for private fee matters which are not on a fixed fee basis ongoing communications (emails, phone calls) are billed precisely in 6-minute increments to ensure fair time tracking.
2. Property & Real Estate Law
Can a foreigner legally own property in Pattaya?
Under Thai law, foreigners can legally purchase and own condominiums outright in their own name, provided the building maintains its required foreign ownership quota (maximum 49% of the total space). Foreigners cannot directly own land in their own name, but alternative legal frameworks exist to secure land investments.
How can I protect my real estate investment if I cannot own the land?
Our specialized property lawyers utilize several strong, legally binding mechanisms to protect foreign buyers, including:
- Registered Long-Term Leases: Up to 30 years, with enforceable renewal clauses.
- Usufruct Rights (Sitthi-Kep-Kin): A lifetime right allowing you to use, manage, and enjoy the land or property.
- Superficies: The right to own the buildings or structures built upon someone else’s land.
- Sap Ing Sith: A registered property right granting ownership-like flexibility over land use.
We always conduct robust Title Searches and Due Diligence reports before you sign any real estate agreements or hand over deposits.
3. Family Law & Estate Planning
Can you help me with a prenuptial agreement or a divorce in Thailand?
Yes. Our family law division handles both amicable and contested family matters:
- Prenuptial Agreements: Must be drafted carefully and registered concurrently with your marriage registration at the local Amphur office to be valid under Thai law.
- Divorce: We facilitate uncontested divorces (by mutual consent at the district office) and provide aggressive legal representation for contested divorces in the Thai Family Court, managing child custody, child support, and marital asset division.
I already have a Will in my home country. Do I need a Thai Will?
Yes, absolutely. Foreign Wills face massive procedural hurdles, require expensive legalizations/translations, and must go through a lengthy probate process in Thai courts. A separate Thai Last Will and Testament specifically covering your Thai assets (bank accounts, condominiums, vehicles, company shares) ensures that your estate passes seamlessly to your chosen beneficiaries without costly delays.
4. Corporate Law & Accounting Services
How do I set up a Thai Limited Company, and can I get a work permit through it?
Setting up a Thai Limited Company is a popular route for entrepreneurs looking to operate a business or commercial venture in Pattaya.
- Structure: Generally, Thai nationals must hold at least 51% of the shares, while foreign ownership is capped at 49% (unless protected by specific treaties or BOI incentives).
- Work Permit & Visa: To secure a work permit for a foreign director, the company must generally have a minimum registered capital of ฿2,000,000 and employ 4 Thai nationals per foreign employee. We handle the entire loop: registration, licensing, corporate bank accounts, visas, and work permits.
Do you provide ongoing accounting and corporate tax services?
Yes. We are an integrated law and accounting firm. We handle monthly bookkeeping, social security filings, withholding tax submission, and the legally required annual corporate financial audits, keeping your business fully compliant with the Thai Revenue Department.
